Roof leak repair

Water coming through your ceiling?

A leaking roof rarely fixes itself. These are the four causes we find most often when homeowners call us about water dripping from the roof.

1

Slipped or cracked tile

Wind and frost move tiles and slates, letting rain run straight onto the felt underneath.

2

Failed flashing

The lead or mortar where the roof meets a chimney or wall cracks, and water tracks inside.

3

Blocked gutter

Leaves and moss make water overflow back under the roof edge and into the walls.

4

Split or perished felt

Old felt under the tiles becomes brittle and tears, so any driven rain gets through.

What to do before we arrive

  • Put a bucket under the drip and move furniture and electrics away
  • If the ceiling is bulging, pierce it carefully to release the water into a bucket
  • Turn off lights in the affected room if water is near fittings
  • Take photos for your insurer

What the free survey checks

  • Tiles, slates and ridge for slipped or broken pieces
  • Flashing around chimneys, walls and roof windows
  • Gutters and downpipes for blockages
  • Loft space for wet felt, timbers and insulation

Most leak repairs are carried out within 1 to 3 days of your call.

Flat roof repair

Flat roof leaking where it meets the wall?

On extensions, garages and dormers, the join between the flat roof and the house (the upstand) is where most leaks start. Rain runs down the wall and finds any gap in the flashing or membrane.

Felt

Blisters, cracks and lifts at the seams as it ages. Often fails first at the edges and upstands.

GRP fibreglass

Very durable, but poorly laid joints or movement in the boards can cause hairline cracks.

EPDM rubber

Long lasting, but seams and trims can come unstuck, letting water under the membrane.

Reseal or repair

For a sound roof with a local problem at a joint or upstand. Typically £250 to £800.

Full replacement

When the deck is soft or the covering has failed across the roof. Typically £1,500 to £4,500 for a single garage or extension.

Honest advice

Will a temporary patch fix it?

Sometimes, yes. A tin of sealant or a quick patch can buy a few weeks. But if the cause is underneath, the water keeps finding a way in and the damage spreads to timbers and ceilings.

Book My Free Survey

A patch makes sense when

  • You need to stop water tonight before a proper repair
  • The damage is a single small split in otherwise good felt
  • The roof is due for replacement soon anyway

A patch wastes money when

  • The leak keeps coming back in the same place
  • Water is getting in at the flashing or upstand
  • The roof deck feels soft or spongy underfoot

A permanent repair replaces the failed section, fixes the flashing and is covered by our workmanship guarantee.

Chimney and flashing repair

Damp around the chimney breast?

Lead flashing seals the gap between your roof and the chimney. Over time it splits, lifts or the mortar holding it comes loose, and water runs down inside the brickwork.

Signs to look for

  • Damp patches on the chimney breast or bedroom ceiling
  • Lead that is lifted, cracked or missing when seen from the street
  • Crumbling mortar between chimney bricks
  • A leak that keeps returning after a tile repair

We replace flashing in new code lead or, where suitable, modern lead-free alternatives, and repoint the stack so the leak does not keep coming back.

Leak detection

How we find a leak

The stain on your ceiling is rarely directly under the hole. Water travels along felt and timbers before it drips, so we trace it back to the source.

  1. 1Inspect inside: ceilings, loft, timbers and insulation
  2. 2Inspect outside: tiles, ridge, flashing, gutters and valleys
  3. 3Trace the water path back to the entry point
  4. 4Show you photos and give a written fixed price

The inspection and quote are free, with no obligation.

What a roof repair costs
